Lakewood roof replacement in 2025? Get up-to-date insights on permit rules, underlayment specs, decking, and inspections before hiring a contractor.

Thinking of Replacing Your Roof in Lakewood This Year?

If you’re planning a reroof in 2025, understanding Lakewood’s updated residential roofing requirements is a must. Colorado’s unpredictable weather—hailstorms, heavy snow, intense UV exposure—can break down a roof faster than you think. Staying code-compliant isn’t just about paperwork; it ensures your roof is built to withstand it all.

At NexGen Roofing, we don’t just install roofs—we handle everything from permitting to final inspection and know Lakewood’s specific codes inside and out. Here’s a breakdown of what matters most in 2025.

🔍 Key Highlights from Lakewood’s 2025 Roofing Guidelines

✅ 1. Yes, You’ll Need a Permit
A permit is required for all reroofing projects. Whether you’re a homeowner doing it yourself or hiring a contractor, the permit must be pulled before work begins. We always handle this for our clients.

✅ 2. Roof Decking Must Be Solid
All new shingles must be installed over solid sheathing—either plywood or OSB. If you have older plank decking, it may need to be replaced or overlaid to meet structural requirements.

✅ 3. Ice Barrier Is Mandatory
An ice and water shield must be applied starting at the eaves and extending a minimum of 24" inside the exterior wall line. This protects vulnerable areas from ice damming and water intrusion.

✅ 4. Proper Underlayment Based on Roof Pitch

  • Slopes 4:12 and up: One layer of #15 felt or approved synthetic underlayment.

  • Slopes 2:12 to 4:12: Double underlayment method required (19” overlap pattern).

  • Less than 2:12: Roofing material must be rated for low-slope or flat roof installation (consult Lakewood Building Department).

✅ 5. Two Layers Max
Only one overlay is allowed. If your roof already has two layers, you’ll need a full tear-off before installing a new system.

✅ 6. Drip Edge and Flashing Requirements
Drip edge must be installed at all eaves and rakes. Flashing must be rust-free and integrated properly with roofing material. Any deteriorated vents, flashings, or metal must be replaced.

✅ 7. Mid-Roof and Final Inspections
Lakewood requires:

  • Mid-roof inspection: Once underlayment is installed but before full shingle coverage.

  • Final inspection: After completion.

🛠️ What NexGen Roofing Recommends in Lakewood

  • Time it Right: Spring and late summer are ideal for inspections and installations before cold weather hits.

  • Upgrade Your Ventilation: Many Lakewood homes have inadequate attic ventilation. Proper airflow extends roof life and reduces ice dam risks.

  • Use Hail-Resistant Shingles: Class 4 impact-rated shingles can save you on insurance premiums and hold up better long-term.
