Stonegate is one of Parker’s most desirable neighborhoods—but with that comes stricter rules when it comes to replacing your roof. Not only must you follow the Town of Parker’s 2025 roofing codes, but also the Stonegate HOA’s design guidelines. 🔍 What Are the 2025 Roofing Requirements in Stonegate?

Stonegate falls under Parker’s municipal building codes, so homeowners must follow the standard requirements from the city:

✅ 1. Roofing Permit Required A Parker building permit is required for all reroofing projects. Your contractor should pull this for you before starting.

✅ 2. Mid-Roof & Final Inspections

  • Mid-roof inspections are required for tile, slate, steel, EPDM, and solar shingle systems.

  • Final inspections are required for every roof.

✅ 3. Underlayment and Decking

  • Slopes between 2:12 and 4:12 require two layers of felt or a 19” overlap method.

  • All shingles must be installed over solid sheathing—typically OSB or plywood.

✅ 4. Drip Edge & Flashing Drip edge flashing is required at all eaves and rakes. Rusted or damaged flashings must be replaced.

✅ 5. One-Layer Limit Stonegate homes can only have one roofing layer. If you already have a roof in place, it must be removed before new material can be installed.

🛑 Now—Here’s Where the HOA Rules Come In

The Stonegate Modifications Committee governs the aesthetics and material selection of your roofing system. Even if your materials meet building code, they may still be denied by the HOA.

Here’s what you need to know:

✅ No Approval Needed You do NOT need HOA approval if:

  • You are using the exact same roofing material AND color as originally installed.

✅ Approval Required You MUST get HOA approval before starting work if:

  • You are using a different material or color than your current roof.

  • You are replacing wood shake shingles with composition or tile.

  • Your neighborhood/filing has consistent color tones (like Weathered Wood) and you're requesting something different.

✅ Allowed Composition Shingles (No Sample Required):

  • Presidential Shake TL: Weathered Wood, Autumn Blend

  • GAF Grand Canyon: Mission Brown, Stone Wood

  • GAF Grand Manor: Brownstone

  • Elk Domain: Winslow, Shadow Grey, Brown Castle

✅ Allowed Tile Shingles (No Sample Required):

  • Eagle Lite Tile: Colors 5699, 5687, 1699, and 904

✅ Material Sample Required If you are submitting any other color or brand, include:

  • A detailed photo of your home’s current color scheme

  • A physical sample of the roofing material

❌ Discouraged Colors Stonegate discourages dark tones like black, dark grey, and dark brown. These will likely be rejected by the HOA.
