1. Project Overview

In 2018, a catastrophic hailstorm ripped through Colorado Springs, hammering the commercial property of Applegate Landing with baseball-sized hail. The 40,000 square foot roof suffered massive impact damage, leaving gaping holes that caused severe flooding inside the building. This property housed over 10 small businesses, all at risk of losing everything.
When the property management team failed to act fast, the tenants sounded the alarm. That’s when NexGen Roofing stepped in.

2. The Challenge

Time was the enemy. Water was pouring into offices, retail shops, and service businesses. The roof — an aging modified bitumen system — was shredded. The property manager lacked the initiative or resources to act quickly, and the tenants were terrified they would lose their livelihoods.
NexGen bypassed management and connected directly with the property owner to initiate emergency mitigation. But with damage this severe, traditional solutions wouldn't cut it. We had to act fast, think creatively, and work around the clock.

3. Our Approach

Within hours of being called, the NexGen team went to work. We personally picked up 50 buckets of roofing tar, climbed onto the massive rooftop, and manually patched every major hole to stop active leaks.
But tar wasn’t enough. To stabilize the situation and buy time for insurance to assess the damage, we applied a full GacoFlex silicone roof coating — a strategic temporary solution that sealed the roof, stopped the flooding, and reopened the businesses below within days.
We coordinated with every tenant, kept owners updated, and worked directly with the insurance carrier to streamline the process.

4. Results

Thanks to our decisive action and field expertise:

• All 10 businesses were able to stay open, avoiding massive losses.

• Insurance covered not only the full replacement, but also the emergency mitigation.

• NexGen replaced the entire roof with a fully-adhered TPO system, added new insulation, upgraded to a custom standing seam façade, and installed new gutters.

• We also mitigated all interior damages caused by the initial flooding.
