Thinking About Replacing Your Roof in Aurora?
Aurora homeowners face some of the most unpredictable weather in the country—hail, snow, and intense sun can wear down your roof fast. Whether you’ve noticed missing shingles, a recent leak, or are just staying ahead of storm season, it’s important to understand Aurora’s 2025 reroofing guidelines before you start your project.
🔍 What Are Aurora’s 2025 Roofing Requirements?
According to the City of Aurora’s Public Works Department, here are key points every homeowner should know:
✅ 1. You Need a Permit
Even for simple shingle replacements, a roofing permit is required. Homeowners can pull their own permit, but it's typically handled by your roofing contractor.
✅ 2. Solid Deck Sheathing Is Required
The city requires solidly sheathed decking—either plywood or OSB. If your home has spaced decking (common in older homes), it may need to be upgraded to meet current code.
✅ 3. Drip Edge Installation Is Mandatory
A metal drip edge must be installed at the eaves and rake edges. It must extend at least 2 inches onto the roof deck and cover any gap between the roof sheathing and fascia. This prevents water intrusion and protects the roof structure.
✅ 4. Roof Inspections Are Mandatory
The city requires inspections during and after installation. If you DIY your roof, you’re responsible for calling them in. Most contractors manage this for you.
✅ 5. Ventilation Must Be Up to Code
IRC R806.2 requires proper roof ventilation to avoid mold, ice dams, and heat damage. This is often overlooked—but not in Aurora.
✅ 6. Ice and Water Shield Is Enforced
In areas with frequent ice damming, such as Aurora’s northern neighborhoods or higher elevations, an ice barrier is required. Make sure your contractor follows IRC R905.1.2.
