🔍 What Are Centennial’s 2024 Roofing Requirements?
The City of Centennial Roofing Guidelines (PDF) include key requirements homeowners should know before starting a roof project:
✅ 1. A Roofing Permit Is Required
All roof repairs or replacements require a permit. Contractors typically handle this, but homeowners are ultimately responsible for ensuring one is issued before work begins.
✅ 2. Complete Tear-Off Required
Centennial does not allow overlaying. All existing roofing materials—including underlayment—must be completely removed prior to installation.
✅ 3. Solid Sheathing Is Mandatory
Roof decks must be solidly sheathed using OSB or plywood. Spaced sheathing must be upgraded to meet code.
✅ 4. Drip Edge Is Required
A metal drip edge must be installed on all eaves and rake edges. It must extend a minimum of 2" onto the roof deck to help prevent water intrusion.
✅ 5. Ice and Water Shield May Be Required
Ice barrier installation is required at roof eaves when the structure is located in areas susceptible to ice damming. This is determined by slope and overhang depth.
✅ 6. Mid-Roof Inspections Are Enforced
Mid-roof inspections must be scheduled when the roof is dried in but no more than 50% complete. Centennial does notallow roofs to be fully installed before mid-roof approval.
✅ 7. You Must Provide a Ladder
The permit holder must provide a safe and properly staged ladder meeting OSHA guidelines. The city inspector will not provide a ladder.
✅ 8. Wind Speed Rating Must Be 115 MPH
Centennial roofs must be built to handle 115 MPH, 3-second gust wind speed, per IRC guidelines.
