Based on the city’s adoption of the 2018 IRC code, here are the most important things homeowners should know:
✅ 1. You Need a Permit
Yes, a roofing permit is required for all re-roofing projects. Minor repairs under 100 sq. ft. do not require a permit.
✅ 2. Homeowners Can DIY, But...
If you own and occupy the home, you can legally reroof it yourself. If hiring a contractor, they must be licensed in Englewood and pull the permit.
✅ 3. Final Inspection Required
Once your roof is completed, a final inspection must be scheduled with the city. Mid-roof inspections are not required, but a ladder must be set for the inspector.
✅ 4. Max of Two Roofing Layers
Englewood only allows a maximum of two roofing layers. If your roof already has two, it must be fully torn off before installing new shingles.

Ice barrier must extend 24 inches past the interior wall line. This helps prevent leaks caused by ice dams.

Drip edge flashing must be installed along all eaves and rake edges for proper water runoff protection.
✅ 8. Roof Jacks, Vents, and Flashing
All existing roof jacks and vents must be adjusted to match the height of the new roofing system. Replace any rusted or damaged components.
✅ 9. Crickets Required for Wide Penetrations
If your chimney or any penetration is over 30 inches wide, a cricket or saddle must be installed on the high side to divert water.
✅ 10. Proper Underlayment is a Must
For roofs 4:12 or greater: use a single layer of #15 felt.
For roofs between 2:12 and 4:12: use 19" staggered laps starting with a 19" starter strip.
For slopes less than 2:12: contact the Englewood Building Department directly.
